Sample Scenario: $325,000 sales price

CHF ACCESS 2nd of 3%        = $10,500
Total Financing of 99.5%         $348,250
Borrower Required Down Payment: .5% = $1,750

California Homebuyer's Downpayment Assistance Program (CHDAP):

  • up to 3% silent 2nd loan with simple yearly interest
  • use for down payment and closing cost for both FHA and Conventional Loans
  • must be owner occupied on one unit property only and first-time buyer only
  • 680 FICO score requirement (subject to change)
  • sales price limit applies per counties
  • homebuyer education requirement
  • no minimum homebuyer contribution (the remaining .5% can be a gift)
  • gift funds acceptable as source of remaining funds
  • no prepayment penalty
  • income limits applies per county based on annual household income per family size
  • additional borrower's eligibility must be met

100% Financing with SMART Loan Program:

  • use for CalHFA REO designated properties only (call for list of properties)
  • special reduced note rate of 5.5% fixed for the entire 30 year (subject to change)
  • use for both FHA and Conventional Loans
  • must be owner occupied on one unit property only and first-time buyer only
  • 680 FICO score requirement (subject to change)
  • sales price limit applies per counties
  • homebuyer education requirement
  • no minimum homebuyer contribution (the remaining .5% can be a gift)
  • gift funds acceptable as source of remaining funds
  • no prepayment penalty
  • income limits applies per county based on annual household income per family size
  • additional borrower's eligibility must be met

100% HomePath Loan Program:

  • use for FNMA REO designated properties only (call for list of properties)
  • flexible mortgage terms (fixed-rate, adjustable or interest-only)
  • less than perfect credit may qualify
  • use for Conventional Loans
  • no mortgage insurance
  • no appraisal fees
  • available to both owner occupied and investors
  • additional restrictions apply
